Emergency Maintenance
An emergency maintenance issue is defined as anything that endangers life or poses severe damage risk to the property if not corrected immediately (example: flooding). Issues outside of these items will not be handled as emergencies.
NOTE: Falsely reporting an emergency may result in a charge to you.

Summary Of Emergency Maintenance & Regular Maintenance Response/Needs:
Examples of Severe Emergencies That Require Our Immediate Attention
- Fire
- Flood or Water leak causing rising water or Broken water pipes
- Sewage backups
- Roof leak
- Lightning strike
- A fallen tree or large debris onto the property
- Toilet out and only one bath in the house
- No heat (restricted to an outside temperature below 45 degrees for more than 4 hours)
- No air-conditioning (restricted to an outside temperature above 90 degrees for more than 4 hours)
- Smoke detectors not working
Please do not call the after-hours emergency line if you are not having a maintenance emergency. There is a charge for any call that is not maintenance related. If you are having a medical emergency or a fire, please dial 911.
Examples of Maintenance Items That Are NOT Emergency
- Appliance outage (including fridge)
- Roof leak from rain
- Water leak under a sink
- Toilet backed up but more than one toilet in the house
- Regular maintenance request or repair
